Agent Offer Checklist and Guidelines

PLEASE NOTE INCOMPLETE OFFERS WILL NOT BE SUBMITTED
___1) Copy of Earnest money deposit check (Must be legible and show in buyer’s name)
___2) Proof of funds must be within 30 days, show buyers name, bank information & must accompany all offers.
___3) Request for ANY items which will be paid by the seller (termite, roof, well or septic cert, ANY repairs, home warranty, etc.) must be accompanied by a dollar amount. **Seller will not pay concessions on an all cash transactions.
___4) Agency Disclosure & Buyers Inspection Advisory-Agency disclosure needs agent signature.
___5) PRE-APPROVAL (NOT pre-qualification) from buyer’s lender which contain ALL of the following and must be on Lenders letterhead with all contact info for the lender which must contain the following: **Lender has verified buyers credit, income assets & employment; **Must indicate purchase amount at or above offer price; **Must indicate terms of the loan; **Must be a current pre-approval (60 days or less)
___6) Back-up Pre-qual (please call for more info if this is required) ***Please note that if it is required your offer will NOT be submitted. **GAVAR will have updated information if a backup is required
___7) Agents complete information on Page 8 of the RPA (email address, Office telephone number, fax number & DRE #’s for agent & firm)
___8) Remove SBSA, SPQ & any company disclosures, Seller is exempt
